Myth 2: You’ll exchange in 4 weeks
It’s possible… if you’re chain-free, paying cash, and everyone involved responds instantly. For most buyers, the reality is 12–16 weeks and that’s on a good day.
Myth 3: Your solicitor will keep you updated
They might. But more often, no news really does mean no news. That leaves you chasing emails, leaving voicemails, and refreshing your inbox in hope.
